Lucca - Ancient Villa

Description

Lucca - The delightful ‘Villa' is located at the ‘dead end' of a small road, West Direction from Lucca in piano; situated in a very quiet countryside, on 2 minutes walk to the local shops and only 5 minutes drive or 15 minutes cycling along the river Serchio to the centre of Lucca. This historic villa was built in the 18th century on the grounds/remains of the former “ospedale”, part of the “Chiesa ed ospedale San Jacopo alle Bertraie” from the eleventh century along the famous pilgrim route “Via Francigena” to Rome. The attached history about the premises was passed by the former owner, Avv. Franco Vicario, who also owned the opposite church “Chiesa San Jacopo alle Bertraie” and about 5 hectare grounds. From the total estate we have bought in 2002, the villa together with approx 4.300 m2 surrounding terrain. The remaining connecting ca. 4 hectare grounds (pasture and forest) is possibly for sale by the former owner. This paper describes the historic importance and famous previous owners of the villa like Paolina Bonaparte and the aviator Carlo Del Prete. After acquisition we have restored the villa in a conservative manner to maintain the original values from the last general inside renovation from the early 1900s and brought it to a current ‘state of the art' level. The roof tiles were removed, square around reinforced concreted, isolated and the antique tiles returned or exchanged; all the 40 (chestnut) windows were manually restored and new chestnut windows and outside doors have been added. At the east side, next to the kitchen, a new balcony terrace is built in the ‘villa's stile', using only antique materials. The central heating was replaced by a modern Viessmann high efficiency boiler on municipal gas. We kept all the different fabulous ‘1900' tiled floors and fully marble three level staircase in “art deco” stile. The dining room has an antique fireplace in “rococo stile”(+/- 1730). Furthermore the villa features the characteristic “terracotta” roof supports from the old noble Lucca Villa's in the area. Energy Class Performance 162 kWh/sqm per year. Asking price € 1.850.000
